Internal works continued this week with low level tiling to boxing in bathrooms.

 
The joiners 2nd fix moved onto the MVHR boxings.
 

Externally the ground workers started on the Upper Road and west elevation setting levels in preparation for the paving slabs and pouring the concrete for the cycle store base.


At the end of the week a start was made on laying the paving slabs and spreading out of the first delivery of top soil.

This week has been productive with good progress being made with 2nd fix joinery and 2nd fix M&E, which has allowed kitchens to be fitted in the remaining units. Mid week we welcomed the tilers to site who completed their work in the bathrooms and kitchens of the 1st two plots.

This week the scaffold was successfully dismantled and taken off site freeing up much needed space enabling the ground works to commence their final phase early next week.
 

 
Internally the joinery 2nd fix is progressing well and architraves, skirting and kitchens have been fitted to half the units.

At the beginning of this week the bricklayers put the finishing touches to the masonry, leaving four days for all the other jobs externally to be completed as the scaffold drop is scheduled for Monday.
 
 
Once again on the Upper Road project we have been fortunate with the weather, enabling us to complete as planned, the render to both roof step details.

Now that the walls are completely sealed and closed the Joiners have started installing Window boards & doors casings part of their first fix, as they moved from one unit to the next the plasterers replaced them.

The 1st fix M&E is now completed in all four units and insulation has been added to the walls which were then closed up with the commencement of 2nd fix dry lining.

Up until this week the stone work was progressing steadily through the final lift, first floor to eaves...then the temperate took a nose dive. When this happens there is nothing anyone can do, with the mercury dropping to the depths it has this week all work must stop. On the bright side everyone on site got the chance to wear all their new Christmas socks all at once on the same day!


The shocking cold snap didn't deter work from progressing inside plots 1-4 on
Upper Road and Acoustic Floors were laid.


The internal wall have now all gone up.  



As soon as all the walls were up a start was made on the electrics and plumbing also known as 1st fix M & E

Happy New Year...!

"Start how we mean to go on" is the joint site team New Year's Resolution on Upper Road. 

We had some good news last week, which was a nice way to start the new year, our scores from the considerate constructors audit came in.


A site average of 4.5:

4 refers to 'High level beyond compliance' and 5: 'exceptional measures taken'.

Credit where credit is due: This is the type of score which reflects on the entire site, not just individuals. To achieve this score, everyone on the site has to buy into the programme which was certainly the case on Upper Road.

The Considerate Constructors Scheme  is the national initiative set up by the construction industry to improve its image.  The Scheme is concerned about any area of construction activity that may have a direct or indirect impact on the image of the industry as a whole. The main areas of concern fall into three categories: the general public, the workforce and the environment.




In the up coming weeks we will be sending out questionnaires to our neighbours in the surrounding streets, and would really appreciate any feedback on your thoughts and feelings towards us since we have been part of your community.
